Is an Investment Property Right for You?


It’s tricky to know right now when and where to invest your money. But, have you been thinking about investing in Real Estate – beyond the family home type investment?


To start, 20%-25% down payment isn’t easy. But when you have that, the question is: “Is Real Estate where you want to be?”


It looks like Southern Alberta is weathering the CoViD-19 economic storm fairly well in real estate - not to diminish the devastating effect many people have had to face. So Lethbridge and area is still a fairly solid and stable place to invest your money into Real Estate.


Dollars-wise: 20% down on a $250,000 up and down suited home gives an opportunity, theoretically, to have the tenants pay the expenses and mortgage on the property.


In 20 years, one could forecast that the property may double in value. Here’s where the risk perhaps is, as there’s never a complete guarantee on that, but again, advantage Lethbridge with a stable market. So, a $50,000 investment becomes $500,000 in 20 years, a ten-fold increase which is clearly better that most investments available.


There is another important consideration: Are you ready to be a Landlord? Ah, not so fast there. It can truly be a royal pain. So there are options to help you with this. More options mean less profit, but I believe the right fit can be found for most anyone.

A lush, green lawn and groomed landscaping are very appealing. Add a fresh coat of paint or stain to the front door and place a pot full of colourful flowers beside the door. For a relatively small investment of time and money on plants, lawn fertilizer, and paint, homeowners can reap significant returns. Use Pinterest or Google to search out some new ideas to be sure your house stands out. If weeds are popping up through walkways and driveway cracks, pour boiling water over them to kill them without harsh chemicals.

The inside of your home must match the summery appeal of the exterior. If you have air conditioning – flaunt it, but don’t freeze it! An appropriately cool house during our hot southern Alberta summer days is very refreshing. To offset the perceived costs of a/c, be sure to let your REALTOR® know about all the green features your home may have such as drip irrigation, solar panels, insulating windows, and high efficiency appliances, so these benefits can be pointed out to the prospective buyer.

Speaking of fresh air, don’t forget about your pets. If you have a cat, be sure the litter box is cleaned often. Real Estate and our Current Market Environment It’s a topic I think everyone is tired of hearing about and I wish I could address really anything other. However, the whole COVID-19 scenario has made most people uncertain about what they will be able to do, or should do, regarding their real estate transactions. The Real Estate Market does not like uncertainty and usually reacts by contracting. Number of sales goes down, as do prices generally. As of writing this article, Alberta is still under our “lock-down”. With that, not many people wish to have their houses toured through by buyers, and not many buyers are all that comfortable either. We do have good procedures in place for both buyers and sellers to be able to do this business safely, with wipe-downs, personal protective equipment, distancing and all the matters that we’ve become very accustomed to hearing. Technology has made our processes possible with much less face-to-face interaction. This is good when necessary, but I’m one who really misses the in-person interaction that our trade has really been built upon. (Maybe that makes me sound old now – bemoaning the “Good Ole Days” of, well, just a few months ago really!) The sooner we can get our economy rolling again, the better for all sectors of course. There will be a rush of listings on the market when things start up again, creating a Buyer’s market and competitive pricing. Those Buyers with steady work will be able to take advantage of low interest rates at this time as well. But for the Sellers who are taking on a strategy where they wait until prices rise again, they could indeed be waiting quite some time. Lethbridge will be more insulated against falling real estate prices, as it almost always is. However, our markets also take longer to get rolling. We have a generally cautious Buyer and that could keep prices somewhat low. Most forecasts I have seen, expect the Real Estate market to return to our “normal” in about 2 years time.
